236 High Street Building Brain · Low-voltage, structured cabling, fiber, equipment rack, networking and certification brief

Role standard: BICSI-qualified lead or equivalent documented structured-cabling capability

Jeff and Mike

We need the physical network designed before the building closes.

Jeff and Mike, we are preparing the twelve-apartment Building Brain infrastructure at 236 High Street in Farmington. We need your help turning the low-voltage and network concept into a coordinated pathway, rack, cabling, wireless and certification plan before walls close.

You will work directly with Seth Kempton of SJK Plumbing & Heating. Seth will coordinate the plumbing, HVAC, sensors and physical technology-room conditions. Your scope is the structured cabling, building backbone, equipment rack and secure network foundation that carries approved mechanical and building data.

The objective is a serviceable commercial installation with open documentation, spare capacity and owner-controlled configuration—not a collection of consumer Wi-Fi devices. Product quantities remain planning allowances until your survey, pathway drawings, port count and RF design are approved.

Do not order from this brief alone. Confirm the field survey, code pathway requirements, final port count, PoE budget, rack-unit count, cable ratings and approved submittals first.

Pre-rough decisions

Six decisions we need from you

01

Technology-room location

Can the proposed main-house basement location remain dry, conditioned, secure and serviceable?

Required output: Confirm wall/rack location, working area, cable entrance, heat load, flood/leak risk, power coordination and absence of overhead piping.

02

House-to-barn backbone

What is the protected route, length and termination method?

Required output: Provide conduit/pathway route, handholes if needed, armored OS2 strand count, service loops, fiber enclosure, loss budget and spare pathway.

03

Device and port count

How many wired devices, controls, access points, gateways and spare ports are required?

Required output: Issue a room-by-room outlet schedule and switch-port calculation with at least 25% spare ports and pathway capacity.

04

Wireless coverage

Where is Wi-Fi required for owner/OT equipment, and where will LoRaWAN sensors be used?

Required output: Provide predictive design followed by post-install RF validation; keep tenant internet outside the Building Brain network unless separately designed.

05

Network segmentation

How will owner, controls, sensors, management and any supervisory systems be separated?

Required output: Propose VLANs, firewall rules, IP ranges, DHCP reservations, management access and a deny-by-default path between segments.

06

Certification standard

Which test platform and warranty program will be used?

Required output: Confirm Cat6A permanent-link certification, fiber insertion-loss/polarity testing, native result files, tester calibration and remediation process.

Installation blueprint

Pathway through certification

1 — Survey and design

  • Walk the main house, basement technology room, all twelve apartments, common areas and barn route with Seth and the GC.
  • Locate service demarcation, rack, risers, rated assemblies, wet areas, access panels and future equipment.
  • Produce a device/outlet schedule, pathway drawing, rack elevation, port count, fiber diagram and preliminary RF plan.
  • Identify permit, firestop and trade-coordination requirements before drilling or ordering.

2 — Pathways before rough-in

  • Install or verify sleeves, conduit, J-hooks, cable tray, pull strings and accessible transitions sized for fill and future capacity.
  • Use dedicated communications pathways and maintain required separation from power, heat and interference sources.
  • Use conduit and outdoor-rated armored OS2 fiber between buildings; do not install exterior copper Ethernet between structures.
  • Coordinate every rated penetration with the approved listed firestop system and penetration register.

3 — Cable installation

  • Install Cat6A home runs without concealed splices; use CMR or CMP construction as the approved space requires.
  • Respect manufacturer bend radius, pulling tension, support spacing and service-loop requirements.
  • Terminate apartment, common-area, controls and access-point cables in the technology room; no unmanaged hidden switches.
  • Label both ends immediately using the approved building/floor/apartment/device identifier.

4 — Rack and network

  • Mount the rack, patch panels, fiber enclosure, horizontal management, UPS, PDU, gateway shelf, router and managed PoE switch.
  • Dress copper and fiber separately, protect fiber bend radius and leave serviceable slack.
  • Configure documented VLANs, firewall policy, management accounts, NTP, backups, firmware baseline and UPS shutdown/alerts.
  • Install access points only after final placement approval; disable unused switch ports and remove default credentials.

5 — Certification

  • Certify every Cat6A permanent link to the approved ANSI/TIA category limits using a calibrated field tester.
  • Test each OS2 strand for polarity and insertion loss at the specified wavelengths; provide OTDR traces when required by the approved test plan.
  • Correct failures and retest rather than accepting marginal links or field-created exceptions.
  • Deliver native tester files plus a readable summary tied to the exact cable identifier.

6 — Acceptance and turnover

  • Validate switch ports, PoE loads, fiber uplinks, internet outage recovery, UPS runtime, RF coverage and gateway connectivity.
  • Walk every label, outlet, rack unit and pathway against the as-built drawings.
  • Export network configuration, port/VLAN schedule, IP plan, firmware inventory and secure credential-transfer record.
  • Provide owner training, warranty records, spare materials and the final certification package before acceptance.

Technology rack

Planning order, top to bottom

  1. Top: Fiber enclosure and service loops
  2. Next: Cat6A patch panels and horizontal cable managers
  3. Network: Managed 48-port PoE switch and fiber uplinks
  4. Security edge: Gateway/firewall and internet handoff
  5. Integration: LoRaWAN and BACnet/Modbus gateways on ventilated shelf
  6. Compute: Fanless Building Brain edge computer with documented spare
  7. Power: Monitored PDU and rack UPS at the lowest practical rack units
  8. Reserve: At least 25% open rack capacity for future equipment

Security

Required network segments

Network management

Router, switches, access points and UPS management; administrator access only.

Building controls

Approved HVAC, meter and controls gateways; no tenant-device access.

IoT / LoRaWAN

Sensor gateway traffic limited to approved local services and destinations.

Owner operations

Authorized owner workstations or tablets that require Building Brain access.

Life-safety supervisory

Only if approved by the fire-alarm designer and AHJ; read-only and isolated.

Tenant / guest

Outside this Building Brain scope and logically separated if later added.

Products, systems and purchase paths

Links identify the specified manufacturer or a practical purchase source. Pricing, stock, lead time, ratings and model revisions must be reconfirmed at order. Commodity pipe, fittings, conduit, conductors, ductwork, hangers and fasteners come from stamped trade takeoffs—not owner estimates.
